The Future of the "Qingpu Redevelopment District" Is a Key Indicator for the Taoyuan Housing Market!

 

Today is another wonderful day. The weather is great with clear blue skies~
Today's itinerary has only one mission — an on-site inspection of the well-known "Qingpu Redevelopment District"! The official name of this area is actually the "Taoyuan High-Speed Rail Station Special District." Since it is located in the Qingpu area at the border of Zhongli District and Dayuan District, people simply call it Qingpu, Qingpu Special District, or Qingpu Redevelopment District.
To be honest, I have visited this area many times over the past decade — sometimes for work and sometimes for real estate investment. I have basically watched it "grow up." In the past, choosing positions or movement routes was easy~ (because everything was empty). Now, anyone who has visited recently will understand...
However, today is not about telling old stories. The purpose is to remind everyone not to overlook the growth of this area. It can be regarded as a very important real estate indicator — a reference for housing price growth in Taoyuan in the second half of this year, next year, and even in the future! Today's inspection is to reconfirm the development potential and current "heat level" of this district.
This inspection plan was actually completed at the end of last year. Using military terminology, it would be called a "Signature Analysis Table" and "Signature Diagram." (Please excuse the military expressions due to my background — but they are quite practical~). What we are doing now is simply continuing execution and tracking based on last year's completed plan. I believe this approach is necessary in both military operations and research — only then can conclusions have a solid basis.
Today's inspection produced many findings. Here is a summary of the key points. First, a disclaimer: this is neither an advertisement nor criticism of any property or area, and there is no conflict of interest. Reconnaissance results depend on timing — different time periods reveal different observations and conclusions. Today was a weekday, during both morning and afternoon periods. Summary of findings:
1. Traffic flow is low, and metro ridership is also low.
2. Some construction projects show signs of delay, with differences between large and small projects.
3. Lunchtime crowds are limited and mostly consist of nearby workers.
4. Some projects continue to maintain momentum, with a sense of "lying low and building strength."
5. Even within the same district, properties have different futures and potentials.
6. Some properties in the same area will rise while others may decline.
7. The value of parks and green spaces will show different characteristics and appearances.
8. Does a higher floor always mean better? Does a lower floor mean worse? Location still matters~
9. The actual residential occupancy rate in this district is not very high...
10. Although prices are relatively high at present, the future potential remains strong~
Conclusion: Will this area rise in value? Yes! But there will be a time lag~
