The Long-Silent “Xinzhuang Sub-CBD” Is Starting to Stir!?
Although today is Saturday, due to the Mid-Autumn Festival holiday adjustment, many people are probably still working. Taking advantage of the relatively smooth traffic conditions, I headed early in the morning to the once-famous “Xinzhuang Sub-CBD,” and paid a respectful visit to the well-known luxury residence “Farglory 95.” This area has actually been quiet for a long time, so it deserves some attention. Otherwise, the next time it reappears, everyone might be in for a big surprise~ In addition, I would like to thank the local guide and Master Xiaojiang for leading the way and introducing the local culture and lifestyle~
Let me first give everyone a brief overview~ From a local perspective, Xinzhuang is generally divided into “Upper Xinzhuang” and “Lower Xinzhuang.” From a development perspective, however, the main areas consist of the “Xinzhuang Sub-CBD Redevelopment Area,” the “Touqianzhuang Redevelopment Area,” and the “Old Xinzhuang District.” These three areas complement each other, with both pedestrian and vehicle traffic flowing between them~ The main roads include Siyuan Road, Xingfu Road, Zhongyuan Road, Zhongping Road, Zhongzheng Road, and Zhongyang Road. Development in these areas has been very rapid~
Summary of today's field observations:
1. During commuting hours, both pedestrian and vehicle traffic are considerable, showing clear increases. (I deliberately avoided peak hours, yet traffic was still noticeable...)
2. Major construction projects are progressing rapidly like bamboo shoots after rain, with no further stoppages.
3. Many construction projects are nearly completed.
4. This long-quiet area is showing signs of renewed activity.
5. Surrounding facilities still show regional separation, but the old district and newly developed areas are gradually merging.
6. Traffic volume remains heavy on National Freeway No.1, Provincial Highway No.1, Route 64, and Route 65.
7. The occupancy lighting rate is still not high, but it has increased by about 10–20% compared to the previous two years~
8. As for housing prices... there are significant differences among new homes, mid-aged properties, and older buildings...
Conclusion: How promising is the future development of this area? It can be described in only three words: “Extremely Strong!” However, there is still a time gap involved~ (This is not empty talk — experts focus on timing.)
