A Real Estate Analysis Method Derived from Military Science Perspectives

Today I was invited to present the research results of a defense operations "project" at an academic seminar held by the National Defense University. This research project took nearly 1 year to complete and was conducted in collaboration with one of the most renowned instructors at the university. The project resulted in a published monograph (approximately 150,000 words). As a research project—especially one involving the most complex topics in the military field, namely defense operations—it was extremely challenging. The most distinctive feature is the application of two completely different approaches, "SWOT Analysis" and "Center of Gravity Analysis," which were applied to defense operations and integrated through statistical study and analysis. Ultimately, the research produced findings and proposed concrete and practical solutions rather than abstract concepts.
 
The above content may seem unrelated to metaphysics or real estate, but in fact the underlying principles are interconnected. Just as The Art of War can be applied across industries and disciplines, countless books and studies have explored such applications. Likewise, "SWOT Analysis" was proposed in the early 1980s by Professor Weihrich of the University of San Francisco, and "Center of Gravity Analysis" was developed by Dr. Strange of the United States Marine Corps War College based on the management concept of "Critical Factor Analysis." These methodologies follow clear theoretical foundations and can be broadly applied; the key lies in how the learner utilizes them.
 
When the teacher analyzes real estate for clients or property developers, this methodology is applied in practice. In addition, it incorporates the military concept of layered "Intelligence Preparation of the Battlefield" and a self-developed "333 Rule." Over the past 10 years, the teacher has applied this method to real estate investment by targeting different regions and locations for tracking and verification. It is a highly practical and easy-to-understand analytical tool. In straightforward terms, this is a tool derived from military science research perspectives and applied to the analysis and investment of real estate properties. It is suitable for anyone interested in real estate and particularly well suited for military personnel, police officers, and civil servants.
